Q: What kind of homes do you have?

A: All of our lease option properties are nice homes in nice neighborhoods and need no major repairs.


Q: Where are these homes located?

A: We work mainly in Chittenden and Franklin Counties.


Q: Is there any cost to the program?

A: Signing up with our program is free, however should we find a home for you we require a Non-Refundable Option Consideration (NROC) Fee. This will give you the right to buy the property at the agreed upon amount for a period of time. This NROC is typically 3% to 5% of the purchase price of the property. Though this fee may sound high, it ensures that we get only serious buyers, and the fee is adjusted for the purchase price.


Q: What if I decide not to purchase the property?

A: You may simply move out (with proper notice.) You are under no obligation. However, remember that your NROC is non-refundable.


Q: Will the rates ever change?

A: The option price will not change even if the value of the property doubles we are still under the obligation to sell it to you for the agreed upon price. Monthly payments can go up due to increased taxes and insurance. But remember one of the purposes of a lease option is to show a potential lender that you can afford the payments and pay on time.
