Q: Are you a Realtor?

A: No, but we believe if a realtor has spent his/her time and effort on a deal he/she should be paid. For this reason we have a buyer broker contract with a realtor when (and only when) working with MLS listed properties


Q: Where do your properties come from?

A: Most of our properties come from FSBO situations such as Pre-forclosures, Estate Sales, Vacant/Abandoned properties etc.


Q: What kind of properties do you work with?

A: We primarily work with Single and Multi-family homes.


Q: What areas do you work in?

A: We work mainly in Chittenden and Franklin Counties.


Q: So how does this work.

A: We search the area for properties and contract them at below market value. When we find one we will contact everyone on our list that meets the property's criteria. Should you wish to purchase the property we will simply assign the contract to you for an assignment fee.


Q: Is this legal?

A: We have shown all of our paperwork to a couple of licensed attorneys in the state of Vermont and we have been assured that what we are doing is completely legal.


Q: Can I check out the properties before I commit?

A: Yes, but a deposit is recommended.


Q: How much are the assignment fees.

A: Assignment fees are typically $3K - $5K but can be higher if it is an exceptionally good deal.


Q: What if I am not interested in buying any properties for myself?

A: That is ok. If you are willing to help us with capital we will be glad to pay you back with interest.


Q: How do I know you will pay me back on time?

A: There are no guarantees but you will be listed as a lien holder on the property.
